Conduct punch list inspections and oversee completion, Review close-out documents, Attend bid openings, Evaluate bid data and make recommendations to owner of successful

Additionally throughout my experiences, I have inspected several large projects to provide bank with report for necessary Capital needed to maintain such building during owner’s life of loan. Generate various types of reports regarding building conditions. Paid observer for both manufacturers and lawyers. Perform quality control inspections.
I work very well with clients as well as with contractors to perform on-site decisions to correlate a smooth completion to all interested parties involved in the projects.
Within the time of the above listed experiences, I was owner and operator of a building construction company for approximately 22 years. I owned three divisions; 1- Concrete foundations and slabs, 2- Building for Commercial and Residential clients and 3- Pool Designer and Installer. During this time I gain much experience in complete construction and building science and fully understand all divisions of construction. This includes from below grade activities straight through structure to roofing. I managed many employees and managed each project including estimating and administrating all require contracts, documents and record keeping. This includes client communications, control and manage of each project’s budget, communicate with each project manager the design elements and materials planed for each project. Additionally in my more recent past, I obtain a Diploma in Building Inspections (condition of) and owned and operated an inspection company and worked for commercial building owners to inspect the condition of their property and generate reports and recommendations.
